@Chayson Descisciolo Yup it's because it's going to take at least that long or even longer for the old owners of all the junker houses near campus to die off and for their houses to end up in the hands of investors.

4-plexes are going to be real tough right now unless willing to pay top price on everything. 

Would recommend single family for the time being. But make sure it's close enough to campus because there's been a LOT of new construction of large apartments right next to campus last semester and this semester.... which is drawing the demand inward. 

Tallahassee is good for student housing though because there's a lot of cheap junker houses very close to campus that can try to max out the rent on... and it's going to be like this for the next 20 years.

Welcome to the Tallahassee market! I'm not so sure that having a rental portfolio is freedom... even with property management. For me at least it was the opposite. It's a good business though when you pick up the right deals. But it's still... a business. I'm not trying to discourage though!
