Congrats!!! What is your cashflow if you get the lower end rent?

Hi Sharon ... typical tenant issues nothing major!!! Except the mention of mold!!! She has put you on notice and now you've made it public! I'd be over there in a flash!!! You can bet if you try and evict her and she contest, the mold issue will come up at trial even if it's not true. Some tenants plan ahead!!! 

As some have said follow the lease to the letter. She must also follow the lease to the letter of the contract. In terms of the frig ... shut the ice maker off if it's leaky or could possible cause damage and mold issues. Sure she'll complain. Give her a couple of ice trays to create ice!!! :) If she still complains cut rent by $1 or $2. That's far cheaper than damage that could be caused by water or mold developing. 

While in the house do an inspection, in fact the old landlord has give you a heads up on her dogs issues in the past. While over there If you discover any damage at all ... start the eviction or start repairs and have her pay for them. Your out I think is that dog!!! Oh, will your insurance pay should a visitor get bitten by that dog!!! She's told you it could be dangerous!!! That could be cause for a serious rent increase!!! General contracts state you only have to give notice you'll be entering on date, nothing about tenant has a right to be there. Again if that dog is the issue ... EVICT!!! She failed to tell you in advance the dog could be dangerous to you or your servicers!!!
