I was born have lived in the Bay Area all my life except for stint in the Navy. I would love to relocate to GA

for my retirement years. It's a just a beautiful area as is the East Coast. Something different we don't have 

in CA. Yet, I won't be selling my home, who gives up a Golden Goose!!! With all the new tech workers renting

the home is a cash cow!!! Using 6% appreciation a $700,000 home will be valued at $4 million in 30 yr's!!! 

Sure, I won't around but my children will be able to benefit!!! 

If you are a CA home owner you can have the best of all worlds by keeping the property and living anywhere in 

the world you chose too live and STILL benefit from CA's wealth!!! A no brainer!!! Not a property owner ... figure

out how to become one even if that means partnering with others to buy that first home!!! Land is very scare in the Bay Area, buy something or look to relocate out of state.

You can find collusion at those auctions. Locals work with each other to get homes. Some have paid others not to bid. How much of that stills happens ... unknown. Yet it was a big deal in Alameda County and yes people have gone to jail. A new neighbor took over a year to get a tenant out of a home he acquired in an estate sale.

Curious ... is this something you've always done?   >>>to get motivated seller leads<<< Wouldn't they just call a realtor? Or list on a fsbo website? When I sold real estate back in the 90's. I'd call on the expired's. No cost there. You know they're motivated!!! Wouldn't those that received foreclosure notices be somewhat motivated, targeted marketing, stamps. More success to you!!!

@Noah Mellor I THINK WE'VE GOT OUR ANSWER AS TO WHERE TO INVEST!!! :) It's Sacramento, CA!!! It's close to where we live (as I'm in Oakland, CA) vs thousands of miles to unknown areas with SNOW!!! SAC is also on the hot list for gentrification appreciation http://www.realtor.com/news/trends/10-surprising-cities-that-are-gentrifying-the-fastest/

Section 8 tenants are great. I learned a valuable lesson through Sec 8. That was when a tenant gives you a 30 day notice, moves with in the 30 days yet the due day say the first of the month rolls around you are do rent for the entire month. I look back over the 30 yr's I was a landlord, I lost a lot of money from market tenants!!! :)  Congrats again on your deal!!! Be safe in Chicago!
