Hey @Jeremy Myers, has a new date been set for this meetup? I'll be in Houston from the 10th through the 17th and can definitely make it in that timeframe. I'm down to help figure out some of the logistics too. I've been researching larger coffee shops and meetup spaces that are open for dine-in that could potentially host.

If it's next week or early February, I'd love to attend! I work In the am, so anytime after like 1-2pm would be fantastic.

I'm new to the market so I'll be more of a listener than a talker. :D

@Matthew Rolf, do you do anything with >5 unit MFU sales? If so this might be up your alley too (considering it's already in your backyard. :D )

Hey Norb, I'm not familiar with N.C. so I can't offer much of a comparison. I'll be boots-on-the-ground next week in Houston in preparation for moving and investing there, so I'm love to connect! One thing to keep in mind about TX is the higher property taxes, more than double what I'm paying on my triplex in TN. Definitely eats into cashflow.

@Wale Lawal, I'd love to see the google doc you linked to, but it says it's "in the owners trash." Could you re-share a link that's recent? Also, what are your thoughts of the markets west of Houston, like Piney Point or Mission Bend?

@Wale Lawal, I'm primarily interested in 2-4 unit BRRRR's. However, with my move to TX I'm also open to getting an FHA loan as owner/occupant for a multifamily and doing a lighter update.

Fantastic deal. Picture-perfect example of the "you make your profit when you buy" principle. Thanks for the write up!

Depending on the dates, I'd love to attend! I'll be moving to Houston end of January, and want to do another BRRRR!

Hey Khang, that sounds like an awesome start! I'm just finishing what was going to be a BRRRR but turned into a slow fix & flip in TN. Selling it 'cause I'm movin' to TX!

Sending you a message rn, would love to connect in the coming months and learn more about the area, maybe be able to help each other out!

I'm (99% confident I'm) moving to Houston in the next 2 months and am excited to attend some meetups! Bummed I won't make it for this one, but definitely will for the next one! Gonna be so nice to be out of the Portland, OR bubble (both RE prices and politics).

Wow, thanks for the fantastic writeup of the market in Houston @Jhoana Olarte!

Does the 11% drop in SFH rental prices and the SFH sale prices hitting records highs correlate in any way? I'm moving to Houston and just dipping my toes into the market and the drop in rent rates is surprising.

Thanks!

Whoa, this is an absolutely fantastic idea. I love the simplicity of both container storage and as off-grid short-term rentals. I'm definitely going to do some math and research into this model. I've always loved shipping containers and SC homes, this would be a fantastic way to break into that industry.

When it comes to having people stay in them, are there any particular legalities or code issues that you're aware of? Or does the small footprint and lack of utilities basically make them glorified tents as far as the government's concerned?
