@Bryan Noth, bonkers numbers, but also unsurprising (and good!). I moved from Oregon to Fort Worth this year, and have at least 3 other friends making moves to this area as well from blue states.

Do the statistics further break-down the numbers by type of units? Like MFR or or large apartments? It would be interesting to know what's in highest demand with the influx of new residents.

That's an awesome find! Did you supply any furnishings in the tiny house for the renter, or did they provide everything beyond the built-in furniture?

Also, did you have to do anything with zoning/land-use restrictions to be use your property for multiple dwellings?

I recently moved to Fort Worth, TX from Portland, OR to get to a freer state. Imagine my surprise when I discovered that the City of FTW isn't exactly a fan of airBNB's. To my knowledge they don't have any codes prohibiting STR's on the books *yet*, but it's a marked possibility that they will attempt to ban or regulate them in the not-so-distant future.

So my question to for y'all is this: 

Is the fact that the political future of STR's in Fort Worth is uncertain reason enough to move to other markets, or is it a golden opportunity to get in before the door is slammed shut and have less competition down the road?

As an addendum, does not being explicitly allowed or disallowed by city code affect financing, be it hard, conventional, or commercial? I don't know if this kind of uncertainty makes investors or banks more leery or not.

Hey @Lyric Todkill, I second @Wale Lawal's caution about Covenants and HOA's. It's very likely that they'll have restrictions on subleasing, or possibly outright ban it. So that would be the first thing I'd check. Since it's a condo finding the deeds or HOA documents online shouldn't be too difficult, or you can just give the management company a ring. Subleasing is probably something they get asked about so they should have an answer for ya. šŸ‘šŸ»

Greetings Fellow BP Investors and Generally Amazing Peeps,

I'm developing a plan to purchase a large-ish property (>half-acre) with a SFR already in place, and then add 2-5 RV pads with hookups, and possibly some self-storage to maximize profitability of the land, and enable my wife and I to live on-site in our RV while we do the rehab and development.

I recently spoke with an RV park investor (shoutout to @Brandon Hobbs) who helped me flesh out a lot of areas, foremost of which was clarifying my exit strategy. I.E. What kind of person looks at a property with a house, RV pads, and <10 storage units and think "dang, I gotta buy that chimera of a property." 

Would larger investors with professional property management find the on-site variety appealing in any way, or be repelled by it? Would smaller operators who want to live in the SFR and manage the RV and storage rentals be my only market?

A few potential modifications:

  • Instead of RV's I eventually place Tiny Homes on the pads and rent them out instead of just renting the pads.
  • Place the Pads in such an way that they can be their own lots in the future, and sell them individually (maybe with TH's).
  • Go straight to Tiny Homes and arrange them in a more community oriented fashion (circle with fire pit or something).

What are your thoughts?
