Looking to do a very simple refinance on our investment property.

3 Bedroom 1.5 Bath Single Family Home in New Jersey 

$1600 a month rent

ARV- $140,000

Purchase Price : $55,000

Repairs : $25,000

This is my first rental property. I am working with my father who has done over 200+ fix and flips.  He has guided me the whole way.  I am having trouble getting this done because it is not seasoned.  We would like to take the money out of this property and put it into another deal.
