@Chris MacCary welcome. This place is indeed a great resource. I'm working on acquiring my first property and trying to get a "team" together is definitely the toughest part! I live in and am looking to invest in SFH in Chesterfield.

I'm so thrilled........I just submitted my first offer and it got rejected! Why am I thrilled? Because I MADE A MOVE! I researched real estate investing for over a year and was scared to death to really get into it. Fear held me back. With the knowledge and support of this site, the BP Podcast, and a few books I've read recently, I decided to get serious. Today was the day I submitted my first offer. It was based on the numbers from the flipping calculator on this site. Even though it was rejected, I know I'm now in the mix because the next one will be easier!!!!!

The Richmond REIA site has a list of sponsors which includes some attorneys that work a lot with the members. There are also some other good resources. Check that out.

No, and in my quest I have certainly found that those who have good contractors hold them close to the vest. I've heard it many times and certainly believe it. I'm still trying to find that first property, so I'm not in a pinch yet!

I am currently working on my first purchase, and will be looking for contractors for the rehab. Anyone a contractor or have good recommendations? This is one of the last missing pieces that I need.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

Hello all, Paul Hearn here, and I'm finally getting involved in the forums after spending a long, long time (too long) doing my own research and getting up the courage to go for it! I should have jumped into the forums sooner, but was hesitant for some reason....

I am currently in the corporate world and have been involved in the electronic security industry for over 16 years. I aspire to be able to use real estate investing to pay for my son's college and eventually quit my job to invest full time!

I plan on doing some occasional flips (I have a moderate amount of experience in the home renovation/remodeling business), but find I'm more interested in income properties and the BRRRR method! I'm working on networking to find people to work with to be successful!

So glad to be here!
