Are there exceptions for things like traveling nurses?

I am in the process of renovating a 5 bedroom home just across the border from DC. For now, my long-term plan is to rent to a RAL company, but it takes a long time to get a property approved for such use. In the meantime, I am exploring the possibility of doing STR or renting to travel nurses, or other strategies.

I would love to get some advice from people doing STRs in Prince George's County MD or the other options I mentioned. It's a large house with a large, fenced yard and lends itself to various uses.

I'm looking for a contractor referral to do a light renovation on a mobile home in the Lexington Park, MD area.  TIA.

Is there a good rule-of-thumb number for operating expenses for rental properties?  I am going to a tax sale and have identified a few rental properties (2 to 14 units) that I plan to bid on. I've settled on very conservative max bids for each property, but I would also like to check that against a cap rate, but I'm not sure what to use for my operating expenses. Thanks

Another update.  The property was supposed to be in the county tax sale, but then didn't show up on the list. A little more sleuthing and I discovered that the city had asked for it to be removed from the list.  They are going to sell it to a non-profit organization to do affordable housing.  If that deal falls through, they'll contact me.
