@Cody Evans super helpful for driving for dollars! With whatever you enter in and search with the criteria you're looking for you can go check out the property and what not! I Find property radar being super reliable! Numbers or sometimes a little off but you're supposed to double check anyways but numbers are very close to accurate!

hey BP, I'm gonna start using Facebook ads for finding motivated sellers. Has anyone had any success with finding motivated sellers through Facebook ads if so what were the types of strategies you tried out or what kind of audience/ (demographics) did you put into it? Trying to pick some for examples like "likely to move" or "divorced" but trying  to figure out what other ones I can type in. Any suggestions or tips to target motivated sellers through Facebook ads would be really helpful! Thank you!

Hello BP community! Getting my foot back in the door with wholesaling after having a crazy crazy 2 months of work! But After looking into things more I'm curious to see how well Arizona is doing? Market hot? Any or a lot of deals? Arizona interest me and just wanting to connect with other wholesalers and rehabbers to maybe work with eachother on a few deals (JV) and get some cash buyers on my list for the future!

Educate yourself as much as you can, build your buyers list, market yourself, find leads, get it under contract, assign the contract, close, and collect your pay check. Just through it all be honest with what you're doing. Remember you're trying to help someone who's in a difficult situation. You wouldn't want someone screwing you over if you needed help. Be honest, and understand everything a wholesaler does. Good luck!

Hello BP Community! Ive currently really found myself enjoying everything about wholesaling! I know everything on how it works and things like that but I'm looking for a mentor in Northern California maybe even Redding, Ca just to help me with the whole process just that extra hand! Any deal done would be split 50/50! I eventually want to get into fix and flips and buy and hold for long term wealth.

My mentor told me best way to do it is to flip, flip, then invest and I like that way, But also depends on what you're looking to do and what you feel will benefit you more!
