Hello BP, I'm new to wholesaling and the only thing that I'm having trouble with is the contracts and taking it to the title company and finishing up a deal. I can find properties easy and at good prices but I think it's the whole legal part of the contracts and what to do after finding a buyer and going to the title company and what the whole process of it is like. What goes on and what do I have to do during the transaction part? Is there little to no work during it? Is there nothing to worry about? Am I worried for no reason? I'm not scared of doing it all it's just I don't want anything to go wrong or mess up something important. Help and advice please!

Is Hanford, CA a place where investors are buying? And how good is the market? My partner moved away recently and lives in Hanford now and we're trying to see if there's opportunities in Hanford he's found quite a bit of vacant and beat up properties and I just sent him all the owner info to them all to do a mailing campaign there. Any investors buying in the area or what kind of investors are buying? Thank you!

Sean OToole in the foreclosure summary for the houses that are going to be auctioned theres phone numbers. Is that the homeowners number? Or the banks?
