 So far just run of the mill 30 year pretty much. One local portfolio lender had an interesting term loan they quoted but wont give any hard numbers yet. I'm learning everyday!

Thanks Ray, it's all good I just wanted to see if this was the norm. The terms of the loans quoted are still good for my deal so far.

I'm also a tradesman. I listen to the podcast every day on my hour to and hour from work commute and so far I'm about 140 shows in and a bunch of audio books. I've learned tons from the pod casts and the books that have been recommended all while sitting in New York traffic.

I'm trying to BRRRR a two-family I recently purchased. I'm almost to the refinance part and started shopping around for loans, so far the banks that I have spoke to are only offering commercial loans. They are saying it has to be commercial because it is not owner occupied. Is this the norm? Are there better options? TIA

Is it against the Fair Housing Act to not accept DSS or SSI on potential tenant forms? Any feed back would be greatly appreciated, I've been given contradicting information.

Hey BP,

First time poster,

I'm trying to draft a boiler plate letter to email to prospective tenants. Any ideas on how to address them, what to include in the letter and any other info needed. I'm trying to get away from emailing or calling every applicant back individually. I will include links to background checks and credit checks.
