A sincere thank you for all the feedback here everyone. Some real insightful information and unique perspectives from GC's and investors alike. Thinking through it, due to the nature of this deal (low cost rental, BRRR, not a major rehab) I'm likely going to pay him for his work and forego any JV scenario. With that said, with some of the ideas shared here I wouldn't be opposed to it in the future. @Colton Cook stated it perfectly when he said that investors and GC's goals are usually not aligned. My idea of getting us both on same page with both cost reduction and working to an agreed upon schedule (win-win) was the vision I had. Again, thank you and I appreciate the comments.

Great stuff Matt, good to hear the perspective of a GC. This particular renovation won't cost too much, as the house is only $800 sq/ft. It leads me to believe it will be a one man job for most part. Thanks for your input!!

Has anyone had experience creating a JV partnership with a contractor partner? I'm looking at a deal where I would find property, structure financing (looking at BRRRR) and be general point of contact for tenant. My GC partner would do initial repairs (at cost) and then any ensuing maintenance throughout lease term. My thoughts are this would lower initial renovation costs and also further maintenance costs as issues arise. To me, it seems a fair deal and my GC is getting an equity position for his labor costs (50/50 split). Please provide any pro's or con's you foresee... Or if there are better options than a JV partnership, I'd love to hear.
