@Tim Herman, I didn't know what the ARV would be. I try to estimate that base on similar properties around that area on zillow. however, i think it would value more . can this be accurately check on a site? will it mess up the refinance loan amt after its fixed up and throw off the #s. Also i put i put 10% for Vacancy, Repair and Maintenance, Capex and Management fees. what's the rule of Thumb for these category? Do you think i should adjust the purchase price?

Ok, great Tim, first time using this calc. there is somethings i dont understand about where to find the correct information. I will watch more podcast/webinars to get more educated. Thank you for the advice Tim
