Hey Nate, thanks for replying! I probably should have clarified a little more in the original post, but the property in its whole is just a MIL Suite. It looks as though the original property owners are selling off just the suite and a portion of their land with it possibly because they couldn’t finish building it?

My biggest concerns with it are the fact it is just a MIL Suite, it is set back about 40-50 yds from the road behind the main property that’s not for sale, and that it’s going to need some good rehabbing. The rehabbing isn’t as huge a concern as the rentability/resale value though.

What are the opinions of Biggerpockets concerning BRRRR'ing a Mother-in-Law suite type property? Is there potential for a good investment if a good deal is made? Are they harder to rent out or even just flip due to the property being a mother-in-law suite?

Question: How could this properties physical location on its lot affect the ARV/Curbside appeal/ability to resell the property?

Background: I am currently looking at evaluating and possibly placing an offer on a distressed property in a small town in SE Texas. The property is physically located in-between and behind two other homes. I provided a geometric drawing of the lot and surrounding lots to provide a visual. The blue rectangle is the property in question and the gray is the street. It is approximately 20 yds from the street to the front of the residence, the area leading to it being the driveway.

I don't have any worries at this time concerning the rehab, however I have never seen how this layout could affect the above metrics.

What do y'all think about this?

Thanks Victor, I'm definitely going to keep that in mind! I've been in it for about a month now and will keep learning as a build up my cash reserves to make a deposit on that first property! In the meantime, I'll be working on that investing plan and asking questions here!

Hey y'all! My name is Paul Charles Bayliss and I'm a 22 year old aspiring investor out of Houston, TX who is currently in the education stage of my real estate investing career. I graduated university with a Bachelors in Chemistry and currently work a full time job with no plans of leaving in the near future due to the stable income it provides my family and I. From what I have read so far, I've learned that, because of my full time job, I want to passively invest in buy-and-hold rental properties. My main goals right now are to build wealth and to work towards securing financial freedom for my family within 15 years! I came to BiggerPockets after hearing about this community from several acquaintances when inquiring about different modes of investment. After looking through the many different options, I decided I wanted to focus in on Real Estate! I'm excited to continue reading and learning about investing in real estate as well as become a valued member of the BiggerPockets online community!
