@Mindy Jensen I like the new layout but I miss the ability to click on the column heading to sort them.  It gave me the ability to sort them by date uploaded or by most downloads, etc.  Any chance of reincorporating that feature?

@Isabeth Parga, I make my living selling and my first thought was to reach out to the people that seemed interested and didn't apply and ask why.  I would want to know where they ended up going.  Is it your rent, is it your policies, is it your location, is there something about the unit itself?  There's a reason they aren't applying and it may not just be the rent.  Find out what it is.

@John Bucknum, you're going to want to see bank statements.  There is still no way that $4,300 per year covers expenses.  Heck, you'll spend near that on snow removal and lawn maintenance alone.

Get to you local REIA meetings. Make sure you let people know what you are looking for. You'll meet wholesalers and you'll also be able to ask some investors who they have had good luck with and who they haven't.

Looks to me like you wholesaled your contract to another wholesaler, lol.  I'm betting the actual owner of the properties is having this same conversation about you right now.

@John Bucknum $2,979 in expenses????  That might be missing a zero or is monthly not yearly.  The taxes alone should be more than that not to mention management, advertising, property care, cap ex, legal fees, accounting fees, etc.....

You better take a MUCH deeper look at the expenses

Do a 1031 Exchange to a wife that agrees with you! (just kidding there's millions of us that wish our significant others were as financially conservative as yours, sounds like a keeper).  

You haven't mentioned the numbers but could you refi, pull out enough money to pay cash for a home that she would be happy with and still retain enough cash to use as a down payment on an additional rental property?  This would get both of you what you want.

With what you do for a living and the fact that you are in the public eye the LLC may have some value for the anonymity that it would provide you.
