After 2 years of relative calm, this tenant falls behind in her rent, and my questions are answered sarcastically,  or not at all. I sent a Notice to Pay, and a Notice to Quit to the tenant, and I was in the process of filling out a dispossessory affidavit form when I learned the tenant was vacating. (Tenant texted she was leaving.) Do I need to go through with the eviction process and get a court order (seems sort of moot now) or is there a more appropriate avenue to take now?

Thanks so much Todd Ortscheid - Now my problem is a tenant who paid her rent on time but is late with late fees!! (No one said this was gonna be easy...)

Ms  Chavez, I appreciate you replying, but my question was whether the State of Georgia mandates or regulates grace periods and late fees. Don’t understand the confusion, but I thank you.

I'm so frustrated!  I've wasted SO much time trying to find if grace periods and late fees are regulated in the state of GA and have found no mention of either. I've read everything from the GA Handbook to O.C.G.A  44-7 with no luck. I'm hoping a member might know if Georgia requires grace periods, or regulates late fees. If so, would certainly appreciate it being shared so I can move on with my life! Thanks in advance!
