Hello! I have a knack for finding incredible deals the major issue is that I don't have the funds however to close on a property and I am in the process of repairing my credit so most traditional loans are out of the picture, frankly I don't even have enough for a down payment. I currently am working and bring home roughly 31,000 a year though I am currently working on getting my income up by freelancing as well as studying for my real estate license. Basically what I want to know is if anyone knows of any loan programs ( either personal  or rental loans) that are based off of income and the rental income from a property?

Thank you @Charlie MacPherson @Ken Konecny  and @Cara Lonsdale for answering my questions. I really appreciate the insight coming experienced agents. Do you guys recommend going with a traditional brick brokerage or with a fully online one offering better commission splits? I am not to worried about finding my first client, I have already compiled lists of potential clients as well as combing FSBO lists for expired leads. One thing that I want to know is what did you do to separate yourself from other agents who had previously approached your client? Also do you guys handle multiple listings at once or do you focus on one home at a time? Thank you again for answering all my questions everyone and hopefully I end up being as successful as you all!

Hello! I will soon have my Real estate license ( I will have it by the middle of January beginning of February) and as a new agent with no prior experience I am looking for some advice. What do you seasoned agents wish you knew before you started? How long did it take before you sold your first home? What tips would you give in regards to selecting a broker to work? What is one of the best ways to sell your first house? Thank you so much for replying!

Hello, 

My name is Paul and I joined the real estate investing world about 7 months ago, during this time I have dabbled with everything ranging from assignments, flips, tax deeds and wholesaling. I have a tendency to find solid deals and I want to find a hard money/ private money lender who will cover most of the cost, unfortunately I don't have anything in savings nor am I in a position to get a loan. I could get a car title loan if required but it looks like the most that I can contribute out of pocket is a little under 3,000 dollars. If I found a lender I would be willing to split the profit 50/50, as well as pay for holding costs (insurance, appraisals, inspections etc). I don't really have family or friends I can lean on to help me and I am aware of my local REIA but if anyone happens to know anyone who can fund a flip of under 100k I would appreciate it.
