I understand where you're coming from Jackie. Most if not all of what those programs teach you, you can find on here for free. Keep at it and don't give up. That is the most important thing.

I apologize for the delayed response still working on learning the navigation of the site. Nothing came of this situation last week. Never heard back from the potential buyer. This is a joint venture with a wholesaler. He wanted the exact address, photos and a breakdown of repairs. Started with a ghost ad and Personally not having under contract I was unsure of what I could and could not send him at that moment.

Has anyone in the Denver or Colorado springs area recently used hard money then refinanced for their first flip or rental. If so how did you go about it and what was your over all experience.

OK so sort of an issue I've found with marketing properties you do not have under contract yourself is you can not do it. So the question is what constitutes marketing as I am not representing anyone but myself in these situations, and really what am i allowed to pass on to potential buyers.
