@Craig Moore, I'm on my 5th year as an agent. I moved here to NC, no friends, family, etc, so I was a bit scared!  However I made sure I was "debt free" first (meaning everything but mortgage) and so we live within the means of just my husbands pay, that way anything I made the first year was considered extra.  Once I got rolling, we have gotten a really comfy lifestyle.  I will not lie...it is MUCH harder than I thought. There are days I literally want to throw my phone in the river and never deal with a person again. LOL!!  But if it's what you love (and it is for me) the next day I'm ready to do it all again!  Honestly the deals aren't the hardest part for me. It is dealing with odd personalities. Calling my phone constantly, not compromising in a deal, not following up on something they agreed and signed for...I could tell you a million crazy stories, but every now and then I will have an easy, quick deal and make $5000, so it evens out. Good luck!  And do not let anyone tell you that you can't do it!!

Good question...I'll be following to see.  I'm trying to read up on separate meter issues and zoning, etc.

@LaToya Dixson, my first goal is a multi/house hack. Preferably 4 unit, but 2 will do. That way I can get an FHA and stay in it a year.

@Jay Kiehn, My husband put in for MacDill position and my daughter is stationed there too. My mom is for sure moving there in June. I'll be looking you guys up soon.   If for any reason they don't give him Tampa, I am still going to buy a place there, it will just have to be VERY creative!

@Dionne Brunson and @LaToya Dixson, I'm from Jax. Lived there along time. I've been in NC 5 yrs, but we are trying to get back to Florida. Not sure where my husbands job will send us, but should know soon!  Tampa area is our first choice, but Jax is next on the list. If it's Jax, I'll be sure to look you girls up!!   Feed our focus & starve our distractions!!!   Good luck!

@James Purcell, I will be down that way soon!  Closer to Clearwater & Tampa area. I'm a realtor here in NC, but hoping to move.  I'm looking for my first Multi/house hack too. Let us know how yours goes and I'll be doing the same. I'm still educating myself on the financing side of options.

@Derrick Dill, @Michael Facchini and Thank you @Account Closed.  Yes on job. My husband has a Gov't job and we are hoping he gets something he put in for on the list(Florida). Praying every night!   We should know 100% within next 2 weeks.   We will not be returning to NC unless we are forced to one day down the road. We want to just let it appreciate because we got a killer deal on the water and RE is crazy here. New school, high rise bridge, grocery chain, etc being built now.  This tiny seaside town won't be tiny anymore.  Amazing beaches!   Topsail Island, NC.  Thank you!!    It took some convincing for me to get hubby to agree to living below our means and house hacking when we relocate, but he's in!

@Remus Phillips and @Keith Jourdan,  I know nothing about Detroit, other than rumors from groups around here. A lot of naysayers because of laws making sales (or good deals)  difficult for non-residents...? What are your thoughts on that?   Any truth to that?  Any insight on vacant lot purchases there?

@Michael Facchini, while we are on the subject, I am also planning to move out of state (FL) and purchase a multi (hopefully 4 unit) to house hack for a year. The home I live in now though (North Carolina) I'd like to keep and rent out. It's prime property on intracoastal waterway that MANY people are dying to rent as soon as we leave. Will I still be able to do FHA for a new place in Florida? @Jim Brewer, good question. Thanks.
