@Nathan Miller since you're in Oregon ... do you know the correct way to add 60 day notice into the rental agreement? And is it even possible? Someone responded to another question I had and said that "regulations usually trump lease language". I did read in Oregon standard notice is 30 days on a M2M. Does this mean that under no circumstances I can require 60 day notice on a M2M ... even if the tenant agrees to it in writing? 

@Thomas S. so when you say regulations trump lease language ... does that mean that if Oregon law says 30 days notice is required to end a month-to-month, I cannot make it 60-day notice even if my tenant agrees to it in writing? 

My tenants are going from annual to month-to-month ... I know many landlords hike the rent for this, but I was just hoping to get 60-day notice instead.

Can I do this and how? Do I just use the addendum form?

I'm in Oregon.

Where can I learn more about the ins and outs of rental contracts. I bought some "how to manage a rental property" books but they don't go into detail about contractual stuff.

Thank you all for your responses! It's very helpful to see the range of how various landlords would handle this situation. I hope this type of thing will get easier as time goes on and I'm able to refine my own rules and policies a little more. 

Thank you @Deanna McCormick -- all very helpful. Yes the current back yard has proven to be too big for any one tenant to maintain anyways, so I like your idea of blocking it off so the boundaries are clear from the get go.

My tenant's lease is up on Nov 1. He just told me he's looking to buy his own house and asked to go month to month. Are there good alternatives that is fair to both parties? I was thinking of proposing month to month with 60 day notice. We're in Portland OR a fairly competitive market although slowing down. I doubt he is going to find something overnight, but I guess you never know. TIA

@Chris Mason thanks for the response. Yes - I guess I'm asking more seeking advice on how to do it without scaring people off. Perhaps I can offer a reduced rent during the time of construction? It's a decent size lot and they will still have a backyard.
