You've all given me a lot to think about and excellent input. I've been obsessing about potential properties after work and have been doing financial analysis on listings I've found using Zillow, which I'm sure is not the best source out there; however, it gives me a decent idea of what properties will cost. 

I'm going to start the beginners guide tomorrow, as I'm still a newbie and don't really want to reach out to a broker without being knowledgable about investing and performing my proper due diligence. 

I currently have excellent credit, a very stable job, and a little under $20K saved up that I would be willing to invest into a property. Can anyone give me a general price range of property that I could afford (including closing costs, broker fees, management fees...etc.)

Thank you for the replies @Rob Thompson @Bill S. @Norberto Villanueva. It's great to see that users on the forums take the time to read intro posts and offer relevant advise. 

I do have goals to eventually move back to Colorado, so I'm currently leaning more towards an investment there, rather than in NY. My roots are from the northwestern part of Denver (Arvada, Westminster, Broomfield) so I am much more familiar with these areas. I have been looking through some listings in these areas for a potential investment, however, property prices seem inflated. Are there any good sources for market analysis? Is there still opportunity to invest in a property that will cashflow here? If so, when is the right time to invest?

Hi everyone,

My name is Patryk and I'm new to the Queens area in New York. I've been listening to the BP podcast now for the last few months and finally got serious about making a profile on here and getting involved in the real estate community. 

I'm 22 years old and originally from Denver. I moved to NY to take a job opportunity. I've managed to build up a little bit of savings and I'd like to start somehow investing and building some horizontal income streams. 

I was hoping to get some advice from the community to really narrow down my focus and find my niche. Currently, I'm either interested in somehow investing in a rental property in Colorado, most likely a low cost single-family home, or a New York apartment, probably a low cost co-op (it seems like it's the only thing available that I can afford out in NY).

Could anyone provide me with any starting points or guidance so I can properly start my due diligence for either one of my strategies, being:

  1. Investing in an out of state rental property in Colorado.
  2. Investing in a rental co-op in a low income NY neighborhood.
