I’m not sure if I’m asking the question correctly but if you have a rental and pay for the septic costs for your tenants (basically water included) when doing taxes can you use that as deductions/expense against the income from the rental income?

@JD Martin I’m in CT, no union (i think) and it is kinda a long run. Getting couple more quotes and we’ll see how it pans out

Backstory: my tenants fuse sparks when reset, no one knows where this fuse leads (I just purchased house 4 weeks ago). Called electrician and he thinks it’s a short somewhere causing it (tenants stated there is a room with two outlets that used to work but don’t anymore, the timing doesn’t align with the fuse though).

I had one electrician come and he quoted me $1000, i i thin this is high for rewiring 2 outlets. (Worth mentioning in another room the wiring from the switch to the ceiling light is disconnected and needs to also be required and he said that room is also about 1k).

I’m waiting for 2 other electricians to come next week to also quote.

I do have plaster wall (worth a mention).

Can anyone let me know how I can find out what good pricing in my area is? Pretty sure I’m being ripped of. I’ve looked on Google but i get national averages which don’t apply to my area (very different).

@Mike Cumbie hey mike, thank you for your response. I see how to improve now. Last note, i didn’t give them the full report, I made a word doc and added in some images of items we were discussing but would not share the report since i paid for it

@Mike Wood thank you, i do need to evaluate and reassess, sometimes lessons are a bit expensive but that’s life. Really appreciate your insight

@JD Martin Thank you for the reply, I can def take the criticism :) I will say that I am a first time home buyer so I am learning a lot.

Regarding the pests, you're right, I can take care of those.

The building is much older than the heating unit, I assumed that the appraisal for the home would be affected by the state of the garage (both roof & walls), I was not aware I should've considered those before placing an offer, I was under the impression that I did not have to identify these things in a walk through and they would be discussed during inspection/appraisal/negotiations.

About the smoke/CO alarms, this is not a major deal, but local law states if they don't have working smoke/CO alarms they have to pay me $250/unit. I would assume its in their best interest to simply put into the home.

Overall I understand your comment and appreciate your input. Thank you, its given me some things to consider.

I may be able to get the 675$ appraisal fee, but that will depend on timing I guess

Prepaid appraisal 675$ (mortgage company rates)

well inspection and water testing over 1K

2 Radon tests $300

Septic - $450

Building Inspection - $600

Closer to $2400 I guess, I live in Fairfield county CT for context on pricing.

hey @Cody Barna& @Mike Cumbie,

Thank you for your replies.

To be clear, I am pretty sure the sellers agent is hyping them up, and have requested we deal with negotiations between our attorneys only. We will see how this pans out.

Regarding the list of 60+ things, yes the total list is 60+ items, both big and small, But I have committed to taking on the repairs for 36 of the 62 issues found. Requested that the seller repair the major things 

1. 2 oil tanks rusted; one with no leg

2. heating unit that's 21+ yrs old

3. Electrical issues

4. The rotted deck

5. The dilapidated garage (roof at end of life, walls cracking & buckling, I am ok with negotiating a refund/price reduction instead of fixing)

6. Potential Mold in attic

7. Pest control (small wasp nest in attic, dead mouse found in basement)

8. An oven that works

These are the major things I am trying to work through with the seller that I don't find unreasonable.

I purposefully added in a list of the things I will be taking on to show good faith and reflect that they far outnumber the list I am requesting for them to either reimburse me for or fix.

I assume that they did not see everything and not take the time to properly read and identify each section of the document to mean different things, I bolded, underlined & highlighted the titles.

I also included pictures of each issue I did request to be repaired/reimbursed for clarity of what the problem is and where to find it in the house.
