Not too complex - pretty striaght forward. It's a corner lot so ample acess on one side - a driveway on the other between myself and the neighbor. It is cedar however so will need a full plywood job. 

Not too steep, more hip style and low slope roof. 3 stories. 2900 sq feet of roofing . 

I've gotten quotes for 24K, 33K, and 49K. I have two more quotes lined up plus two calls out to suggestions from other BiggerPocket friends

I need some help with best strategy for rent collection here.

I purchased a building in January - in March, COVID hit. This building has 3 tenants I inherited and the previous own didn’t a horrible job screening.

I have tenant who is behind by over $1,600 in rent and fees which is almost 3 months rent. Will not answer the door, can’t catch him coming in and out, won’t answer calls, texts, emails. Won’t budge with a 14 day notice. Nothing

He also has a dog and fish tank which violate his lease.

Does anyone have any suggested strategies, things that have worked for them - I get these are unprecedented times....

I'm closing just after the first of the year on a 5 unit building. I own a duplex currently that is my primary residence so it is easy to self manage - but this new building will be a new adventure. 

All units are currently filled some long term, some in their first lease. 

For those who have purchased buildings with tenants in place:

- What are some things you wish you thought of before closing to prepare (and I should start to plan for)
- What makes for a smooth transition to a new owner
- What are some things I should be doing in the next month and a half to prepare 
- What wisdom can you share with me from your experiences!
