Other than Georgia and Texas.  Are there any other States that hold Auctions only once a month Statewide?

Any other States where you can predict when their main auctions will be?

For Investors working with Agents to setup Auto-emails or to allow their own access to the MLS. What partnership terms do you work out.

- Investor will pay the Agents Yearly Fees for MLS acess?

- Pay a Commission to the Agent

- Allow Agent to Double close

Trying to move my Land Investing from Southwest to Northwest.

Seems alot of companies are hitting the Desert areas.

Looking for nicer land (Land with Trees instead of Tumbleweeds).

Looking for best counties to mail Delinquent owners. Targeting smaller priced lots (5 - 10 Acres) ($100 or less per Acre).

@Jerry K. My goal is to get the land if it doesn't redeem. If I can get 30 Acres for $40 and flip it in a few years, My return will be good, over 1000%, so that is my end goal, to own the large acreages.

I started a Eviction Campaign from my Courthouse, sent out 100 Handwritten letters, no response. Do you have a sample Letter and sample Postcard you could share.

Awesome info Jerry.  For the residential bid, is that something you would go after, since its a pretty guarantee that they will pay it off.  Won't make much interest, but its a certainty from some profit.

@Jerry K. Great to see you Jerry, I have been reading your older blog responses.

Like I said, I am being conservative and buying the lowest bids that after doing my Due Diligence look like good quality Properties.

Question, is the Bid Face Value only for past due Property Taxes? Seems $50 for one year past taxes seems low. Am I overlooking something. I am looking at the smaller towns out in Navajo County.

@Bruce Lynn. They have lots of Properties for Face Value of $50 and less. SFRs, Large Acreage.

I am being very conservative and made some bids, all under $50 Face Value, so if I make a mistake its not a huge loss.  I am a agent and familiar with title research, but always worried I am overlooking something. 

Do you know, For Arizona, run by RealAuction, do they charge a Buyer's Premium or a fee in addition to the Face Value you bid on?
