Hi All -

I'm looking for an insurance poly to use in renting out a pontoon that we have at our STR Cabin. Anyone have any suggestions or willing to share how they rent out their boat?

Thank you all for taking the time to respond to this. I sincerely appreciate it. We’ve decided to limit the days and not approve anything over 30 days. Also, we’ve already had someone book for one of the weeks in question.

Thanks again.

Hello All,

I'm looking for some advice.  I have a cabin in Minnesota and am renting it out on VRBO.  I received a reservation request for 6-8 weeks and am wondering if we book them if it will trigger a long term arrangement, classifying the renter as a Tenant.  Our current Governor's executive orders has suspended evictions and landlord-initiated lease terminations. I don't want to inadvertently book a reservation and not be able to remove the renter from our property.

Has anyone else experienced this situation?

Any feedback is much appreciated.

I've used RentRedi for many years now and am very happy with it.  The technical support is second to none.  This is a great system to get in place and one less headache to worry about.  I have it linked to our accounting software and it's a breeze.  You won't be disappointed.

Post: Refi from ARM to fixed with LLC

Hey Gang-

I have a quick question for the community. Is it possible to refinance out of a ARM that was taken out through our LLC into a fixed 30 yr note again through the LLC? This would be one note covering two duplexes.

My current banker is telling me that this would need to be a comercial loan and has to remain an ARM.

Any feedback is greatly appreciated.

Thanks.

I'm looking to invest in a short term rental property near the Cocoa Beach/ Cape Canaveral area in Florida.  I'd really appreciate any feedback on the market and any experiences with properties in this area.  Specifically how volatile this area can be and the local opinion of short term rentals.

Thanks in advance.

Post: Should you get your own real estate license?

Hi All,

I am a general contractor in Minnesota and am looking into getting my real estate license.  What are the thoughts out there taking on both disciplines?  Do you stick to what you know and trust the agents already out there? Or do you use your own talents and pick up the extra fees?  I'm relatively new in this game but all the properties I've invested in have been found my wife on the mls.  Would be interested to see how other people feel about this.

Thanks

Pat

Thanks for the comments Jessica Grewe and Dan Vleck ! Jessica, I agree that winter attraction is important, but short of ice fishing, I was curious if others in this community have had luck renting for the winter getaway...snow shoeing, cross country skiing, snowmobiling etc. Dan, I appreciate the guidance and you are correct, I have posted previously about long term buy and hold properties which I’m still pursuing. In fact we’re putting an offer in on two duplexes today. The millionaire next door is in my queue for audiobooks and am right now reading Sovereignty by Ryan Michler. So for it’s been great. And as far as location, we were looking for something about 1.5hr from the TC’s. Maybe the Annandale area.

Hello All -

My wife and I are interested in purchasing a cabin in Minnesota and renting it out on Airbnb.  Has anyone had any experience that would be willing to share good or bad?  The intent isn't to achieve cash flow, but to just cover the mortgage.  We feel confident that we'd fill the vacancies in the summer time but are a bit concerned about our lovely winters.  Any feedback is appreciated.

Thanks!
