I added solar to a new build-to-rent house...still working through the tax implications of that, but expecting 26% federal tax rebate + 87% depreciation in year 1 (according to my research).  Have some older homes too, and retrofitting them for efficiency is my current challenge.  Would think that - all things being equal - a comfortable and low utility cost home would reduce your turnover by renters looking to move by choice, but unfortunately, have to acknowledge that probably falls pretty low on the decision-making matrix for many renters.  Any helpful hints from others that have cracked this nut would be appreciated!

@Bob Metry Yes, was thinking the same, and wondering if we could then then quitclaim the title into the LLC, with the usual caveats that such a move "could" trigger a call on the mortgage by the lender. There's no way the economics will work with the commercial terms above (no arguing about their correctness, only cash flow penalty those terms would incur).

Quick internet search turned up a pre-install option for SimpliSafe, so that question is settled. Do others allow their tenant to use the security system during the rental period, but without the monitoring service? (Or they pay the fee if they want it?)

Hi, just had my second furnace and HWH stolen from my class "C" neighborhood turn-key property in 3 months.  What should I reasonably expect my local mgmt company to be doing to stop this from happening?  They are my local team and this is testing my patience.  I'm long-distance, so not able to install Simplisafe myself.   Other than that, I'm back to caging the condenser and putting bars on some windows. Or ponying up for ADT...tips would be welcome!

We are getting 4.5% on standard SFR loans in Kansas City. Was hoping to be closer to 4.0% due to rates drifting lower.

I'm considering adding solar to one of my SFRs and I have the same question...any advise from others would be appreciated.

Single-family residence buy & hold investment.

Purchase price: $167,000
Cash invested: $42,000

First rental! Working through purchase and hoping this all works out!

What made you interested in investing in this type of deal?

My wife is stay at home mom now, so this is really her deal, I'm just helping her get started.

How did you find this deal and how did you negotiate it?
