Thank you for the info 👍 The more I search the more it’s sounding like many lenders vary on their guidelines here. 75% of the income from some, others after 6 moths, some 2 years and some up front with a signed lease.

Once a tenant is in place in your first investment property, how long or what's the process of showing your rental income to help your DTI? Mostly in working with a lender on your second property purchase.

Just starting out in Investing and am drawn to the Ocean Front, Myrtle Beach Condos. Speaking with an Agent on finding which resorts to buy in for cash flow and which to avoid. If I make the first deal work, any reason I shouldn’t build my entire portfolio here?
