Hello all,

I am looking into assuming a VA loan. I am a veteran as well and have my eligibility available. I would make it my primary residence for at least two years. If I were to assume a VA loan like this, would it be best to use a real estate agent?

Thank you all for the replies! You've given me alot to think about and I'll do just that.

I have a small about of money I'm thinking of loaning a couple realestae investors that I've had past dealing with. I have a couple questions for those of you that are hard money lenders or similar types. 

How do you vet potential clients and their investments?

How do you calulate current intrest rates?

How do you structure and create contracts?

Hi - I know this is an old thread, but I'm happy to share the ss I created specifically tailored towards Airbnb's and monthly rentals. Allows you to tinker with occupancy, daily rates, various expenses, and loan assumptions. Since many STR's are seasonal, this is a monthly annual pro forma to analyze yearly NI. Everything you can change is in blue for ease. Anyone can feel free to reach out with any questions! Good luck!

I missed this Luke, Sorry about that. I did end up finding people. The house should close at the end of this month. I'll use that money to buy an STR in Outer Banks, NC. Now I need to find a team there.

I’m looking for someone to help me with yard work and do some exterior paint on a property I’m selling in Crestview, FL. Does anyone her have and recommendations?

@Adam Kindwall 20-30% just for management? Is that normal for short term rentals?

@Adam Kindwall 70k is the number I came up with too. So I might have to adjust my expectations down a bit if that’s the top 3.
