@Dean Nigro There are alot of great markets to invest in Florida. Multiple Florida cities continue to rank in the top cities in the country for population growth. My Partner and I at Silverkingcapital.com focus on central Florida (St Pete to Cocoa fl) and have had some great success in this area. We are looking to connect with fellow investors to potentially partner with on future deals. If you end up focusing your attention on central florida, I would love to talk further.

@Carrie Mims first off there is a huge difference in arv between OSH and sulphur springs.  If this is in sulphur springs your profit margin is going to be alot smaller.

for your specific questions:1) I would base it on SFH comps. 2) kinda depends on the scope of work of your rehab. If your planning on doing a gut and completely renovating it wont really matter because you will be bringing everything up to code. If you are trying to pull permits for just a couple things, you might open a can of worms if inspectors notice un-permitted work, want engineering drawings, etc . If you can do rehab without pulling permits it would probably be your cheapest route but your resale options may drop due to potential issues with lenders, appraisers, insurance, but if you produce a quality product and it has good rental income you will likely find an investor still willing to buy it.

@Sardaruddin Mohammed Congratulations on a successful BRRRR. Sounds like you are in a good position for your next deal. You can make a great return with either asset. However deals are scarce in this market so be patient and stick to your numbers. #1 rule is don't buy a bad deal. If you come across a deal that's a little too big for you to take down personally, Im always interested in Joint ventures if we can create a win-win

@Daniel Quintana a house hack is a great way to start out in real estate (it’s how I started). If your interested I’m looking to liquidate some of my smaller properties this spring one property in particular is a 4 unit in kenwood st Pete. One of the units is used as an Airbnb so it would be a smooth transition turning one unit into an owners unit. Property is a cash cow

What is your target flip profit on a lipstick flip(10-15k renovation tops) on a property with arv of 220,000. looking at a property in seminole heights tampa florida.

@Charles Ladner crystal river and Homosassa you can find some great rentals. And seasonal rentals can do very well there during scallop season/manatee season.

@Josh Richter 4 plexes in that area have been hard to come by lately and when they do you need to move quickly. One thing I would recommend for st Pete 4 plexes is to call the zoning office to make sure property is a legal 4plex.
