The data has lots of gaps and if you run the contacts that REIQ couldn't get phone numbers for through a reputable skip tracing service, you get most of it back.  I raised this with their support, my sales rep, as well as their CEO and it went into an email black hole with no response.  I assume they simply do not want to invest into better skip tracing of their data in order to cut cost.  For more time sensitive data like foreclosures, they stick to a 3 business day lag even though you can get it from public sources and skip trace it day 1.  Try calling their company phone and you will never get a live person.  I would not recommend REIQ.

I'm reading that a Solo 401K Trust is already protected from creditors and bankruptcy in Texas. That said, does it protect you in the case of a tenant sueing the owner if the Solo 401K owns the rental property? I'm considering whether I need to create an LLC to hold the rental property on behalf of the Solo 401K trust and like to hear other's opinion. Is this prudent or a wasted layer for Texas rental properties?

Seems like property type is a better filter for this.  Were you successful in generating your list and what other criteria/output option did you end up using?

Hi Evan, looking into a heat pump also for North NJ.  Did you go with the ductless mini split heat pump from Mitsubishi?

Pretty significant tax advantage to investing is any opportunity zone but the rules and interpretations are firming up by the tax professionals now. 

I'm curious to how much boost this will give to Union City and WNY.

Looks like both West New York and Union City have areas under the Qualified Opportunity Zone.  I assume this will only accelerate the velocity of investments and revitalization in these areas?  Anyone have any insight or stats?
