MOTIVATED SELLER. This is a 14 unit apartment complex in Gibsonton, FL. This property is a cash flowing, value add opportunity for a savvy investor who is willing to actively manage the property until it is stabilized. Light rehab, and active management provide an opportunity to increase rents, eliminate vacancies, and stabilize the property. With the right management technique, Midway apartments can be a wonderful addition to any portfolio. Cash buyers, bring offers!

Not sure how I can rotate that photo, but if you click on it, it will appear with the correct orientation. The crumbling pictured is at an exterior wall next to a door.

I currently have a house under contract in a good market in Florida but I am trying to decide whether or not it is worth it. The house has some structural issues on the exterior, mainly what appears to be the actual stucco crumbling, possibly due to a rotten frame. Has anyone seen this? Is it fixable? What can something like that possibly run to fix? Thanks!

@Jeremy Kloter I am interested to hear about the multifamily properties. Please send me a message

thanks for the replies everyone!

I'm seriously considering doing the one in Orlando this month and I want to hear testimony from others as to whether or not it's worth it. I've heard that it is, but before I drop the cash to go I want to be sure.

Also, if anyone has any tips to get the most out of the experience, please share. Thanks!

Hello everyone,

My name is Patrick Kidder. I have spent the last 5 years serving in the US Navy currently stationed on Fort Gordon, an Army post (!), I spent 2013 in Afghanistan and while there I had the opportunity to save a decent amount of money, and I want to be able to use that opportunity to my advantage. As of midnight tonight I will have 365 days left on active duty, and after that I will be moving back to my hometown of St. Pete.

I am looking to learn as much as I possibly can from now until I move back. Once I do I want to keep it as simple as possible with smaller multi-family properties with lots of room for improvement and go from there. I look forward to learning from all of you!

Thank you,

Patrick Kidder
