Currently looking into various areas to invest, and all of them, (Vermont, Minneapolis and Milwaukee) all have intense winters. From my experience in buying personal residences, the advice I've heard is NEVER buy in the winter, primarily due to potential things being missed during the inspection.

Anyone have thoughts on this?? My one thought is winter might be a good time to invest/purchase property as it is "off season" compared to spring/summer/fall

Getting started on my journey and looking into various out of state markets due to living in a high cost area and knowing Ill be more successful treating this as a business if my properties are not down the street..

For those who purchase homes out of state, do you typically use lenders in that state if trying to obtain a traditional mortgage? If so do you try to reach out to actual banks or mortgage brokers?

In the process of researching different markets to potentially invest in and curious if anyone has any good resources/ideas for trying to pin down estimated utility costs in a given market? As is often discussed, these can have a huge impact on cash flow so I'm trying to find the best resources to analyze deals as accurately as I can. Any help would be greatly appreciated.

As an frequent Airbnb user, I'd focus on taking any bookings for now and try to get good reviews in the first 6-12 months. In my experience this is the lifeblood of the service and if you establish yourself as a good host, you will get increased demand and be able to raise your prices in the long term.

I also tell all AirBnb folks to look into whether or not there is a large amount of traveling nurses or therapists coming through your area. I used AirBnb when I worked as a traveling OT a few years ago and it was a win win for all parties. 3 months of solid housing in one place for me, and no turn over for the tenant. I usually had a monthly rate that dropped overall income, but all hosts were willing to do it for the stability.

Hey all just wanted to say hey as I was surprised to see so many Burlington Vt people on BP! Have lived here many years and just tipping my toes into the real estate waters. Interesting to hear everyone's perspective on the market here. Starting to do research and educating myself on REI and considering starting in Burlington as I know the area before branching out to potentially other areas. I've noticed a lot of the huge multi family units going on market and staying on market over the past few months...anyone have any insights on why this is?
