AirBnB Rate Guidance

Hi I am new to Airbnb and just posted our entire 5 bed 2.5 bath unit 3 days ago in Wrigleyville - Chicago for around $250/night and have had 5 bookings so far. We are concerned the rate is too low, are there any recommendations? Also, how far out do you typically book guests? Aka should I be accepting a one night Saturday stay in November now because it came through? Or hold off until it’s closer to the booking date to get more nights?
