Get on Facebook & search for some neighborhood groups around your area. I've found that many contractors & handymen market their services in these groups & often times you will get recommendations from other members if you post in the group, looking for recommendations.

Also, download the TaskRabbit or Handy app. For these I would make sure to vet the individual to make sure they know what they are doing for some of the more complicated tasks, but they are truly a great resource to find individuals who have open availability.

Agree with what everyone above has recommended. Also would like to add that when I first started out on my STR journey I learned a lot from Youtube and in particular, Airbnb Automated's channel. He gives great insight to get started, definitely recommend checking out some of his older videos.

Recently I have noticed a lot of guests canceling their reservations close to their check-in dates. I have always kept our cancellation policy on moderate (full refund 5 days prior to arrival), in order to encourage guests to book far in advance. What cancellation policy do you use? Has anyone noticed a drop in advanced bookings if using the firm or strict policy?

Hi Michael, join the "Philadelphia Airbnb Hosts" group on Facebook. It will give you a lot of insight on the new zoning issues and a couple members actually made flowcharts on the process of obtaining the licenses. Use the search function in the group to look for relevant posts.
