Just keep in mind that any issues with the unpermitted work become your issues once you buy it.  Chances are that nothing will ever come of it, unless something breaks, causes a fire/flood or other noticeable situation.  If all they did was close the garage off and make it a room, I'd leave it alone.  If they added plumbing, HVAC and electrical, you may want to have an inspector take a look at it first.

Brandi,

I think you'll find that over the course of the 3-day event, everything you hear falls just short of being truly useful. That is of course until you give in to spending thousands and thousands of dollars on their mentoring program. As Bart suggests, you should read more and join a local REI club to gain some more knowledge. There are tons of great resources online and in print.

Jeff, is there a particular reason you are wanting an intermediary broker?  Most buyers don't want to work with an agent from within the seller's broker, simply because they are afraid they are not going to be well represented. While most brokers will allow intermediary appointments.  I'd still ask the question why.
