A lot of investors from California are investing in Columbus, OH. I would recommend looking in the Midwest. Columbus OH is a great place to start looking in the Midwest. It's a nice balance of cash flow and appreciation. Also, it has lots of job opportunities and population growth. I also live and invest locally here in Columbus.

Cleveland market can be solid for cashflow. I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre. The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.

Both the Columbus and Cleveland markets are great for investing in from out of state since they are landlord-friendly, and have a low barrier of entry and cash flow.

Assuming you qualify conventional lenders can do those deals, but the issue is they make practically no money doing small loans sub 100k. So it's really a matter of it not being worth their time when they don't want to do it.

I would recommend taking a look at the Columbus Oh market. You can get good cash flow and solid appreciation at the same time. Columbus has a lot of job opportunities and population growth, especially with Intel coming to Columbus as well as Hyperion, which is a company that makes hydrogen fuel cells. Forese power is another company that will be coming to Columbus as well. It's a French-based EV battery company that will be establishing a North American HQ in Columbus. Columbus is home to the HQ of Wendys, White Castle, L-Brands, and Huntington Bank. Columbus is also home to OSU, which constantly develops real estate, employs lots of jobs, and attracts students from the US and internationally to attend. On top of all of that, it boasts one of the best college football teams Ohio State Buckeyes, which is very well known and has a cult following, and attracts a lot of people to the games.

If you are looking at investing locally (even if it's 1.5 hrs away) try and carve out some time to go to meet-ups and meet other local investors in the Philly area and network with them and vendors.

Zillow is pretty good for finding tenants. In terms of screening the rental manager should be able to run their credit. You can check the Franklin County court records for any evictions or criminal background and cross reference this with what was on the application and their credit.
