Investment Info:

Single-family residence fix & flip investment in Redlands.

Purchase price: $442,000
Cash invested: $160,000
Sale price: $700,000

Old 1920 vintage home that has structural issues.

What made you interested in investing in this type of deal?

Was looking for a a challenge and this did not disappoint.

How did you find this deal and how did you negotiate it?

I found this deal from a wholesaler. Had under contract and tried to sell it for 550. He never walked the property and soon realized it has foundation issues. We could not come to agreement so i passed. A few weeks later it appeared on the MLS and i jumped on it since i already walked it and had my number in mind.

How did you finance this deal?

I used all my own cash.

How did you add value to the deal?

Opening up walls to make more of a open concept without losing the vintage touch.

What was the outcome?

Not the payday i was expecting but the experience was worth it.

Lessons learned? Challenges?

Dealing with vintage homes with giving new look with keeping old characteristics was a challenge for me.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes worked with Jamie Houck

@Mark Fries I agree. I don’t see what is wrong with 2 parties entering a agreement. At that point who cares who makes what. Funny in society today no one wants to be responsible for their own actions. Everyone else is to blame. I don’t see someone assigning their “interest” in property to someone else changing. Been along for a long time.

@Logan Aardrup I attended one of their courses in 2015 and I can tell you all it did was spark the interest in getting involved in real estate. They don’t provide you with any REAL instruction on how to get things done (without more money of course). And I totally understand knowledge cost but if you go to one and actually see the BS about pay for our equity analisys software that don’t do anything you can’t do yourself you will quickly realize this is a money making scheme and nothing else. Read books. Take action. And learn for yourself. Your gonna hit road blocks. It’s what you do after that...........that defines you!!!!!!!

@Maurice Blackledge I would take the time to do the footwork and build your own network of people. Turnkey providers (not all) are snakes. They provide a service yes. But they do not care about the investor period IMO. If your busy I understand going the TURNKEY route but if you can avoid it at all costs I would. People won’t care about you like you!!!!!!!
