Great post. I get the flipping is not investing but rather retailing bit. That is a great point.

We are going to use a combination of such and use flips to fund the investing part of our plan. 

Can you lend any expertise since we are just getting back into the business with little money, good credit and moving into a new, unknown market?

Wow! Steve C. Thank you for sharing that nightmare. We had some squatters in a property that was part of an estate that I was Administrator for in Cook County Illinois (Chicago). Their policy on evictions is; no one can ever be evicted between October and March due to the winter months. Same thing, elongated and expensive process as New York. To make things worse, the squatters were bum relatives!

I appreciate your reply and information. Fortunately, we are renting out a property in an area that has reasonable laws and regulations for landlords.

We are looking to rent our first rental but are concerned about the Covid 19 eviction moratorium. How does that work exactly? Anyone have any experience with that?

Hello Matt,

Welcome the area. My Bride and I are moving to Charleston very soon to follow her position with Roper Hospital. We live in Myrtle Beach and will be renting out our home after our move in August/Septemberish. It'll be our first house hack. I bought it with my VA benefits and it has a great ROI as a rental with good equity in it as it sits.

I would love to connect with you and discuss partnerships, strategies and other RE related things. We invested in 03' just outside of Chicago where I'm from and were overleveraged and wiped out in 08' with the crash but we are doing great down here and looking forward to moving to Charleston soon.
