Hi Friends,

I was approached to manage a couple of vacation rentals and just this last week a 3rd because of my background in tech and rental platforms however I have never actually managed someone else's property. I believe this has been a great and organic path to what I would like to do in the future when I start to invest in my own assets but I can't seem to find an excellent contract to send to the property owners.

Does anyone have something that would give me a start in the right direction or even a template I could potentially use?

Thank you so much,

Patrick

Hi Mal,

I have been thinking about this a lot and have helped other Glamping/Retreat properties get off the ground in California and Costa Rica. I have now since moved to Northwest New Jersey and have plans to do something similar here in 12-18 months once permits have been approved.

My specialties are in operations, technology, sales, and marketing. I have a hospitality background and have been in the industry my entire career.

If you have looked at other outfits like AutoCamp, Under Canvas, and Collective Retreats for inspiration then we should definitely connect.

I am also happy to share a write-up I have done on why technology is important to scale. My email address is [email protected] and my cell 702-324-0178.

Cheers and looking forward to connecting,

Patrick

Hello fellow friends,

I am in the process of building my team and looking for a CPA that can help with planning and strategy. We just bought our first house this year and will start investing.

A little background. I am in hospitality tech and plan to STR using my 15 years of experience. I have implemented full tech stacks for Hotels, BnBs, and Glamping Sites from 10-200 rooms/units. In the past, I have been successful at rental arbitrage with my apartment and my boat.

I aim to clean up what I currently have and plan my strategy.

Can anyone recommend a CPA and do they have to be based in NJ, where I live?

Cheers,

Patrick

Any outside of the box items to keep in mind when purchasing an air bnb near a ski resort? Other than maybe talking to the resort about coupons, etc. Might get my first air bnb purchase and thinking of fun options other than just traditionally furnishing them.

Hey Andy,

Fun options would be to curate a list of cool spots for dining, bars, other things to do when in the area. I’m sure you are referring to Mountain Creek and if so I can help since I’m local.

On another note, the more you can make their experience feel like they are getting hotel quality service with a neighborhood feel that will help you stand out in a VR destination.

Technology and guest experience is something I love so let me know if you’d like to chat further.

good luck my friend,

Patrick

Hi Patrick - Completely agree with you in terms of getting hotel quality service with a neighborhood feel. I own a beach house down the shore and thats something that helps me rent it out with pretty good success in the off season. It's the small things that guest really appreciate.

I’ve always wondered how people do in the off season. What shore town are you in? Is it managed during the season or fully by you year round?

Hi BP friends,

I know that the most successful investors are crunching hundreds of deals before finding the right one. I hear it from Brandon Turner and Robert Kiyosaki but my question is how deep should I crunch a deal to qualify or disqualify? I am currently using AirDNA and the BP rental calc as of now, what else should I do?

To give it a little more context I am looking to build a portfolio in vacation rentals and STR them. My expertise is in hospitality and tech (PMS, channel manager, booking engines, and revenue management). I have been setting up small hotels with their systems and processes for years, now it's time to do it myself! Let's go!!!

Hey guys, this is my first post. I've been completely obsessed with the idea of owning a multi-family and house hacking to get started. For the last 3 months I've done nothing but educate myself. For the last 2 months I've been looking hard at an area, considering every multi-family on the market. Unfortunately, the properties that made sense were scooped up before I even had a chance to look at them. Now what I want to do is really close in on an area, learn that market and try to get a list of all multi's and start contacting the owners.

Can anyone give me their experience in doing this type of home search? I would also appreciate so much if anyone has any tips or advice for me on ways I can maximize my chances of closing on something with this approach.

Lastly, I'm moving into Sussex County NJ, if anyone is in the area I would love to network. I currently have a few businesses and do mountain ultras. I'm extremely driven and motivated and I know I would be an asset to anyone interested in networking with me. If you made it this far, thank you for reading!

Hey Allen, welcome! I’m in Vernon and on a similar path. Would love to talk shop and network.

Have you looked into Property Management Systems (PMS)?  There are several out there that are inexpensive and help keep you super organized.
