Is cost segregation allowed on the property itself or only the assets within a house?  I have heard different things on this topic.

I think cost segregation makes total sense for most investors, even for those where the return is only 2-3X.    But, and it is a BIG BUT, they are typically not less than a $1000.  Much closer to $4000-$5000.  Beware of just anyone doing these as you could be subject to an audit, and a group that does not follow proper IRS guidelines could ultimately get you in trouble.

You could look at doing a 1031 Exchange to avoid any tax hits this year.

Bruce.   Are cost seg studies that expensive?   And are they considered a loss?  If I read that right it seems like you can only utilize any savings if you have a loss but I might be missing something in translation here.
