You're right—most DSCR lenders cap purchases at 80% LTV, especially in the non-QM space. While a 90% LTV quote might be possible, it is unusual and could be a red flag. I'd suggest double-checking any offers above 80%. Happy to connect if you have further questions. Good luck!

Good evening everyone,

I have been gauging the market recently and have not seen any DSCR Lenders with LTVs Above 80%. I saw one post where someone got quoted 90% LTV.

We are in the Sacramento Market and are looking in the Multifamily and Commercial space. Has anyone seen anything better? Referrals would be great. Thank you!

Seems about right with what you provided. Can you give a little more insight on your credit? Market rent? And anticipated LTV. How much deferred maintenance is needed?

Yea great credit 750 , market rents are high so close to 1% of purchase price which is great for near Boston these days . One lender I spoke to said they can do DSCR on it 7-8% no prepayment and up to 90% ltv which sounds great because then I don’t really need to refi right away because not puting the 20% into it I’m find puting 10% if it can cash flow a little and on to the next so they are in the lead for now. Thanks

If they are quoting 10% down on DSCR, let me get their contact info if they loan in CA.
