That situation sounds scarely similar to another post on the boards about a 2 year battle with the owners exboyfriend. If you read that thread you will probably want to walk away from this deal.

I can quasi-understand the arguement by the squatter. He moves in with the girlfriend, he agrees to pay some portion of the mortgage, so they can build a "future" together. Messy breakup ensues. Girlfriend sells house from under him. So the boyfriend squats becuase he feels some sense of entitlement for the girlfriend tricking him into paying rent.

I'd avoid it.

$10k seems high to me. But maybe so for California, and I am not aware if there is any special disposal for the material being burnt.
A house in my old neighborhood got bulldozed for about $3k.

In relation, the contract was $10k on the 4-story building that was being torn down with a crane in Philadelphia that recently made the news for collapsing on the neighboring Goodwill store and killing 6 people. $10k for that kind of demolition struck me as cheap, and perhaps it was a cut rate contractor.

Also, don't fill in the basement, unless a structural engineer deems it unusable. Having the foundation in place is a good cost savings on the new construction.

Good call paying the MIP upfront! It is going to save you a ton over the life of the loan.
that is probably also why it seems so high at closing.

I stopped selling carpet in 2004 and the standard pad was $3 a cubic yard. Of course a lot has happened in the 'pad industry' since then. It seems like the new thing is to put a piece of plastic on it and call it stain blocker. But anyhow, I got the middle of the road pad for my basement and it was $3 a cubic yard.

My guess is that prices for carpet and pad have decreased and they have kept the retail price the same and called the labor free. I dunno.

I worked the flooring dept at home depot for 9 years, we never had that, I have no clue how they are doing it, because the price of the carpet hasn't seemed to go up by that much!

That said, i just had Lowes come throw down carpet in my basement on the $39 deal. Went smoothly, no complaints.

For the record, I didn't buy that $10 list. I was hoping they wouldn't make me and they didn't. I just used the results of the auction. I went in with my top three choices. All I needed was the address. Choice #1 was redeemed and I started to get nervous, maybe I should of brought in 10 choices. But I was able to pick up Choice #2.

Hmmm, I see your point, but after thinking about it, I think it “should” be the opposite. The person who is new to BP should theoretically have one New Member post and then have several posts in other sections. So in theory, if on average each new member created one New Member thread, and then created 10 other threads, there should be a ten-fold increase in non-New Member threads.
So either there are many people creating New Member thread and not creating other threads, or perhaps there is actually a DECREASE in newbies on BP, which doesn’t make much sense.

I'm a newb.
With that said, don't forget the general population is growing.
And don't forget that BP is growing.
So even if the percentage of living persons involved in real estate didn't change, you would see a huge increase in the number of new members on BP.

Brian,

They do not release a list of liens that were bid on but not paid for.
They do release an officail list of all available liens (Charge of $10), so you would have to compare the list with the auction results.

The interest rate is 18%
