@Carol Zeroual Groton...my hometown! Last quote I received for a new septic was about $20,000. Do you have a great GC who would be able to help you answer some of these questions. Best thing I've done do this point was find a great GC.

@Matt Leonard I hear what you're saying. Did you pay your contractors up front? If that was me, I would have withheld their final payment until their job was 100% complete. There's so many solutions to every obstacle in this business.

Holy negativity...maybe the only thing I agree with is that just because the sale price is really low, doesn't mean it's a great deal. But if it is a great deal, then find a way!

Fenwa, where is the property located? Find some investors in the area on here and see if they would be willing to partner on the deal. Or ask everyone you can about a reliable GC that maybe you can partner with. I'm partnering with one right now...it adds some accountability on them in my opinion.

Here is some feedback on how you might actually be able to make the deal work...not just give up because it might take a lot of work to make it happen...

I never come off like this to others on here so I think I blame this week's podcast guest for pointing out some of the negativity on here at times...lol.

At the end of the day, Fenwa, if it's a GREAT deal, then do what it takes to make it happen. Getting that first deal is hard and the most important thing is to learn from it and improve on future deals. Just my mindset right now..

@Phil LeNeveu The rehab didn't go very well so myself and one of the other partners essentially cashed out and let the remaining partner finish and keep the property. Unfortunate, but a lot of lessons learned.

You just simply have to shift your focus to finding something off market. I haven't bothered looking on the MLS for quite some time..

@Justin Jolliffe I've attended a number of auctions in the past so I'm pretty familiar with the process. There are a few websites you can check out to find out where and when auctions are taking place. In Mass, auctions are held at the actual property on the given date/time, rather than the courthouse steps.

@Christopher Howard I hear ya. I'm very eager to house hack as well, but like you said prices are an issue. I'm hoping to eventually find something off market and BRRR my way into my house hack. Just a lot harder to accomplish.
