The podcasts are awesome! I try to listen to those when I'm driving.

I am also new to investing but from what I understand the 2% rule and 50% rule are more of "guidelines" and don't work in every market.

I think it's a great idea but I'm not sure how many people would actually tear them off. I think it depends how easily they could be detached. Have you ever tried doing throwing a card in an envelope with yellow letters?

@Ellis San Jose How do you think PropertyRadar compares to the MLS for listings that have sold.

I don't think I understand completely where the water is seeping through. There is a roof above this porch so there shouldn't be puddles of water on the porch.

There is a paint type waterproof material that they sell for wood decks. This should work and you can also caulk all the corners.

As far as asbestos goes, if it was built before the 80's it most likely has asbestos in it.
