Thanks for reaching out and sharing your house hacking journey @Anthony D.. I'm very happy to learn from you and this great community at BP. I initially had my mind set on BRRRR but after talking to folks here, it sounds like house hacking is a simpler way for me to start. To your point about 'how do you raise enough money?" my thought is to find a list of lenders in my area and start calling them over the next couple of weeks to discuss my options. I've been comfortable being employed for so long that honestly, this is very scary but if I feel like this community is very supportive and encouraging and there's lots of resources to help me succeed. So even if it takes 10 years, I will succeed, I'm pretty sure of that! Thanks so much -- I'll stay in touch :)

Many thanks -- Russell. Def pricey but I'll dig around and see what my options are -- i know a lot of people at work that share apartments in Canton/Highlandtown so to your point, these are attractive rental places. I have to find a way before December :)

great thread and advice from @Mo Maktari and @Abbey Humphreys -- following this thread! I'm also starting out/just joined BP yesterday, located in the baltimore metropolitan area. been thinking about both house hacking and BRRRR; already have a primary residence/family and kids therefore not interested in sharing with tenants. sounds like buying a duplex or similar multi unit with many doors would be good way to start house hacking and learn as i go. my goal is to buy first rental property before christmas and then scale from there (perhaps utlizing brrrr at that point). only thing i need to figure out now is financing -- do i utlize HELOC for downpayment (as long as husband is on board!) and conventional loan for remaining financing or commerical loan + $10K downpayment already saved. i have great credit, some debt, good job.

Hello, My name is Patricia. I'm standing on the edge of a thrilling but honestly terrifying cliff of real estate investing. I'm drawn to the energy in the Baltimore Metropolitan Area, but worry that I'm one wrong step away from a real estate belly flop! Hoping to find a mentor with BRRRR experience in this market to help guide me towards my very first investment. I have about $10,000 saved up in cash, pretty good credit, and looking to invest in one SFR before Christmas.
