We actually did purchase an air purifier to get rid of the smell. We also ran the heat and air . Its not coming from us :/

Hello,

I am hoping someone can help me.

I recently purchased a condo in Norwalk. My plan is to fix it up and rent it out. It’s been 2 months since we’ve been here. 
We have been smelling cigarette smoke, and it’s pretty bad. I went to the property manager several times and there has been zero resolution. He says that he asked the neighbors if they smoked and they said no, so the property manager is saying there is nothing he can do about it. I then emailed the president of the board , and didn’t get any response. I’m at a loss at this point. I can’t begin to tell you how strong the smell is. Morning day and night. When my boyfriend was ripping the floors up, it smelled like an old bar under the subfloors. I am not sure what to do at this point to resolve this. Maybe consult a lawyer?

I am looking for advice on how to buy a third property. 
I have 1 property in Greenwich CT that cash flows monthly

I am closing on another property in a few weeks in Norwalk CT. My plan is to live there for a year , fix it up and refinance and then rent out 

I would like to purchase a 3rd property preferably a multi family - but with now 2 mortgages under me, how do you get another mortgage from the bank? 

How do y’all do it without full cash?

Thanks for the reply. I don’t think they need to be local. I’m ok with them being remote. As long as it’s someone who is savvy and can find creative ways to help with investments

Thanks for your reply. So other condos in the same complex sold for $410k, $375k and another is pending at $399k. Now granted - some of these units are a bit more updated. My boyfriend is a contractor, so my labor costs will luckily be at $0

I went above listing price because of the comps and because the real estate in this area has been contingent in 3 days- I’ve never seen Anythng like it. 
As far as the rent goes- it’s been difficult for me to find what they have been renting for. It looks like I may be able to get around $3800-$4k as it stands now, a month possibly- which would put me at cash flow of $500-$700 a month. Those are numbers without operating expenses factored in 

Hi all- I would like some advice.

I found a nice condo. 2 bedroom, 1.5 baths in Norwalk CT. Listing price was $350k, but I offered $380k and they accepted. It needs work to be done but overtime, I am comfortable with that.

I am putting 10% down- $38k plus closing costs will probably be around $10k. So total cash out of pocket is $50k.

I’m very nervous and getting cold feet because of the payment , out of pocket cash and the high mortgage rates right now.

( I do have another condo in Greenwich CT that I rent out right now.) this new Norwalk property will be my primary residence for 1-2 years- then my plan will be to rent it out and purchase another property. I’m nervous. Please talk me on or off the ledge…


I close in 45 days from today.
