RB (Riverside Brookfield) is a top school. Having gone to school in Brookfield and living in a neighboring town, make sure you do your due diligence. Back in the day, a lot if that area flooded. Towns have made improvements over the years just make sure you ask the right questions.

if you are strictly flipping then I would say school district would be top on my list. Have you considered Brookfield?

Hi! Lived in the western suburbs of Chicago my whole life. Currently own a rental in Lombard and am searching for a distressed SFH in the area. You are right about the difficulty of finding a good property. The taxes are very high in the burbs and you have to be careful where you pick because all school districts aren't the same.

My husband grew up in Westchester and I grew up in North Riverside - now we live further west.

Here are my two cents: 

Brookfield - nice schools - nice price points- area we are looking in

North Riverside (Riverside-Brookfield HS) top rated school - be west of 1st Ave and check to make sure they took care of the flooding issues we all had back in the day.

Riverside is very expensive and taxes are very high.

Westchester - terrible schools 

LaGrange Park is a bit cheaper than LaGrange but is still expensive

Lombard - nice area

Downers Grove - nice but a bit pricey though

Glendale Heights - for rentals

Carol Stream - for rentals

I saw a posting from a realtor about a property in Berwyn if you would like I could try to find the info for you. I don't know this person, just became FB friends with her, but can tell you her main focus is selling to investors.

Also, in the BP marketplace there is a listing in Carol Stream - but remember to see if there are HOA fees in Carol Stream.

Sorry for the long reply. Have been studying these markets for years. Excited that we are finally taking the plunge.
