If you had passively invested in syndication deals few years ago.. are any of those properties now sold (or not sold as expected)? Please share a little about those experiences. Did you get the est. IRR% on sale as expected? Did it actually sell (or not) within the years of hold planned? Would you have taken other route instead? It'll also help to know which teams were successful for your as a passive investor (and not so). TIA!

@Tom S. I thought 5 yr balloon means balance due after 5 yrs, will the language be any different if its just going to be the rate change after 5 yrs?

@William Huston wow.. 41 offers, I believe you are a realtor so you draft and submit your own offers? what do you recommend for non-realtor investors to go about sending offers in different markets they target? is it wise to engage the listing agent directly to draft offers? (like done in SFRs)

@Stephen Brown 1 SF rental that nets $3,600 a year only requires $50k down payment on $200k value, whereas 1 MF rental of 5 doors that nets $6000 a year will require $150k down payment on $600k value. 

So, 3,600/50,000 = 7.2% vs 6,000/150,000 = 4% COC ... with such examples, why would one invest in the 5plex vs SFR?

thanks @Hadar Orkibi and @Sam Grooms. I didn't think about institutional investors. However, even though current cap might be at 6% (for example), a (smart) buyer would still low-ball the offer to buy that for 8% cap so he/she can reposition and try to sell at 6% cap if thats prevailing cap rate at that time.
