Will, Perhaps my statement was not clear all of the due diligence has been done it is a situation of lenders are not lending or are not lending in this area.

We are looking to rehab in the Pueblo CO market but we are finding it difficult to find investors doing deals in this area. Anybody have any advice or direction?

Jon, Probably the most interesting aspect to REI in Pueblo is the diversity in property and the relation to each other. It's not unusual to find upper middle end homes right next to a rundown fixer upper it makes costing and appraisal a little tricky. The diverse cultures and history of the populace makes a target income or style all over the board it does keep you on your toes. Dallas has some similiarities in areas from what I remember of the area so I'm sure you can relate.

Joined biggerpockets a few days ago and have found a lot of really good information and contacts. After who knows how many months mindlessly searching the engines. As a general contractor I am always looking for new ways to network outside the box. Have all the pieces in place but as usual looking for funding and advice.

Lots to consider on a family deal along with the financial side. Went this route with a family member 3 yrs later still not talking. I would suggest you create clear job descriptions on top of a very well thought out and practicle estimation of costs to repair.
