how to make this work if possible

so i contacted a FSBO by driving the neighborhood. the owner of the property has several free and clear but need work to bring it up to market value. my dad is handy with fixing things to make them look pretty. i asked him if he was interested in partnering up where my dad can fix up the properties and then split the sold amount. he said he is interested in that. is there any pitfalls in doing this? of course we'd have to have something in writing..
